Types of Roof Shingles: Cost, Lifespan and Performance in Ontario

The main types of roof shingles on GTA houses are asphalt, steel, cedar, natural slate and synthetic slate or shake. Asphalt comes in three grades (3-tab, architectural and designer), and most houses in Toronto and York Region get architectural. This guide covers what each one costs installed in 2026, how long it really lasts through Ontario winters, and which houses it suits.

We install asphalt, cedar, slate and metal roofs across the GTA, including Brava composite cedar shake on the Alpen Fury building at Canada’s Wonderland.

The short answer

For most GTA houses, architectural asphalt is the best value. If you want the look of slate or cedar without the weight or upkeep, a designer shingle or a synthetic gets you most of the way there. Steel makes sense if you plan to stay 20 years or more. Real cedar and slate belong mostly on heritage and high-end homes, where the look is the point.

And 3-tab? These days it’s mainly for garages, sheds and houses about to be sold.

The three types of asphalt shingles

Asphalt is on most Ontario roofs, and the big manufacturers sell all three grades here. The differences come down to thickness, weight, wind rating and how the warranty is set up.

3-tab shingles

A 3-tab shingle is a single flat layer cut into three tabs, so the roof looks even and flat. It’s the cheapest option at about $4.50 to $6.50 per square foot installed in the GTA. Warranties run 25 to 30 years on paper (IKO’s Marathon Plus AR is 25 years, BP’s Yukon SB is 30), but on a typical Ontario house they last closer to 15 to 20.

They’re getting harder to find. BP still sells Dakota and IKO still sells Marathon Plus AR in Canada, but GAF’s Canadian lineup doesn’t include a 3-tab at all. Wind ratings are lower too: Marathon Plus AR is rated for 112 km/h with standard nailing.

Architectural (laminated) shingles

Architectural shingles are two layers bonded together, which gives the roof depth and shadow lines. They’re heavier, usually three bundles per square (100 square feet of roof), and they handle wind much better. IKO’s Cambridge, for example, is rated for 177 km/h, or 210 km/h with high-wind nailing.

Expect about $5.50 to $9 per square foot installed and a real-world life of 20 to 30 years here, as long as the attic is vented properly. Nearly every manufacturer sells them with a “lifetime” warranty. That’s a warranty term, not a promise about how long the roof will last. More on that below.

Designer shingles

Designer (or luxury) shingles are thick laminates cut to look like slate or hand-split shake. You’ll see GAF Camelot II and Grand Sequoia, CertainTeed Presidential Shake and Grand Manor, IKO Royal Estate and Crowne Slate, and BP Manoir on GTA quotes. They’re heavy. CertainTeed’s Presidential Shake comes in at about 350 pounds per square, and most designer lines take four bundles per square instead of three.

Prices start around $7.50 and run to about $11 per square foot installed. On an older house in Rosedale or Lawrence Park, they give you a slate or shake look at a fraction of the weight of the real thing.

Impact-resistant shingles

A Class 4 shingle has passed the UL 2218 test: it survived a 2-inch steel ball dropped on it from 20 feet. In Ontario you can get IKO Nordic, IKO Crowne Slate, GAF Timberline UHDZ and CertainTeed Landmark ClimateFlex.

Before you pay extra for hail protection, call your insurance broker. Alberta insurers give real discounts for hail-resistant roofs, and a 2026 Insurance Bureau of Canada study found premiums there can drop by up to half in the worst hail areas. We haven’t seen an Ontario insurer publish a discount for Class 4 shingles. Also worth knowing: GAF and Owens Corning both exclude hail damage from their standard shingle warranties.

Algae-resistant shingles

The black streaks on shaded, north-facing roofs are a blue-green algae called Gloeocapsa magma. It doesn’t damage the shingle, but it makes the roof look older than it is. It grows where the roof stays shaded and damp, which describes plenty of roofs under Toronto’s tree canopy.

Algae-resistant shingles have copper mixed into the granules, and how long that protection lasts varies a lot by brand: 25 years on GAF Timberline HDZ, CertainTeed Landmark and Owens Corning Duration, and 10 years on IKO’s architectural lines and BP Mystique. If your lot is shaded, compare those numbers. And don’t pressure-wash the streaks off. Cleaning only helps for a while.

Shingle brands you’ll see on a GTA quote

Most residential quotes in Ontario name one of five manufacturers. IKO is the Canadian one: founded in Calgary in 1951, and making shingles in Brampton since 1958. Here’s how their main architectural shingles compare on wind rating and on the period where the warranty covers you in full:

  • IKO Cambridge: 177 km/h (210 km/h with high-wind nailing), limited lifetime warranty, 15 years of full coverage in Canada.
  • GAF Timberline HDZ: 130 mph (about 209 km/h), lifetime warranty when installed with qualifying GAF accessories, 10 years non-prorated.
  • CertainTeed Landmark: 110 mph (about 177 km/h), or 160 mph with CertainTeed starter and ridge caps, lifetime limited warranty, 10 years of full coverage.
  • BP Mystique 42: 180 km/h (220 km/h with high-wind nailing), lifetime warranty.
  • Owens Corning TruDefinition Duration: 209 km/h, limited lifetime warranty, 10 years of full coverage.

After the full-coverage period, most warranties are prorated, so they pay out less each year. Each maker also sells longer coverage through its certified contractors, and those plans usually require the manufacturer’s matching accessories. Ask which warranty your quote includes and who registers it. Owens Corning gives you 60 days to register, and IKO’s ROOFPRO program gives you 90.

Other shingle-style roofs

Steel shingles and shakes

These are pressed steel panels made to look like shingles, shake or slate. Steel roofs last about 40 to 70 years, and they’re light: Vicwest puts its steel shingles at a third of the weight of traditional roofing. They cost about $11 to $18 per square foot installed, so they pay off if you plan to stay 20 years or more. The Ontario Building Code allows metal shingles down to a 1 in 4 slope.

Cedar shakes and cedar shingles

They’re not the same thing. Shakes are split (or sawn and split) and thick, up to 2 inches or more at the butt, so they look rough and rustic. Cedar shingles are sawn on both sides and look neater. Both need care: keep leaves and needles off and treat them with approved products. Expect 25 to 40 years with regular upkeep and about $15 to $25 per square foot installed.

Natural slate

Nothing on this list lasts longer. The U.S. National Park Service puts good slate at 60 to 125 years, and some roofs go past 200. It’s also heavy, about 800 to 1,500 pounds per square, so the framing may need to be checked or reinforced first. Plan on $20 to $35 per square foot installed, copper or stainless nails and flashing, and a yearly inspection.

You’ll see slate on the Second Empire row houses in Cabbagetown, where switching a roof to a different material needs a heritage permit. Our Toronto roofing page covers that, and our cedar and slate roofing page covers the work itself.

Synthetic slate and shake

Composite shingles made to look like slate or cedar include DaVinci, Brava, CeDUR, and Enviroshake, which is based in Chatham, Ontario. They’re much lighter than the real thing (CeDUR is about 180 pounds per square), and many carry a Class 4 impact rating and a Class A fire rating. Brava and Enviroshake’s Gold warranty both run 50 years. Pricing varies a lot by product, so get it quoted.

We used Brava composite cedar shake on the Alpen Fury building at Canada’s Wonderland, where the park wanted an alpine look that could stand up to Ontario freeze-thaw cycles.

How long do roof shingles last in Ontario?

About 15 to 20 years for 3-tab and 20 to 30 years for architectural shingles on a well-vented GTA house. The home inspectors’ association InterNACHI uses 20 and 30 years. A “lifetime” warranty doesn’t change that number. It describes how long the manufacturer covers defects, and only while the original owner has the house.

What wears a shingle roof out early here:

  • A hot or damp attic. The Ontario Building Code asks for vent area of at least 1/300 of the insulated ceiling, split between the top and bottom of the roof. Without it, shingles bake from below in summer.
  • Ice dams, when warm attic air melts snow on the roof and the water refreezes at the eaves.
  • Shade and debris that keep the roof damp, which feeds algae and moss.
  • Installation shortcuts like missing starter strips, the wrong nailing pattern or no ice and water shield.

Darker shingles often get blamed too, but GAF Canada says there’s no data showing dark colours shorten a roof’s life. Ventilation matters far more. If your shingles are curling, shedding granules into the eavestrough or leaking in more than one spot, see our roof replacement page.

What shingle roofs cost in the GTA in 2026

Typical installed prices per square foot:

  • 3-tab asphalt: $4.50 to $6.50
  • Architectural asphalt: $5.50 to $9
  • Designer asphalt: about $7.50 to $11
  • Steel shingles: $11 to $18
  • Cedar shakes: $15 to $25
  • Natural slate: $20 to $35

A typical asphalt re-roof on a GTA house comes to $9,000 to $26,000. Toronto jobs often price 5 to 10 percent higher than the rest of southern Ontario. Our 2026 roof replacement cost guide breaks it down by house size.

What the Ontario Building Code asks for

Three rules matter most on a shingled roof.

  • Slope. Asphalt shingles need a pitch of at least 1 in 3 (4/12) for a normal install, or 1 in 6 (2/12) with the low-slope method, which adds extra layers and a cemented starter strip. Anything flatter needs a membrane roof, which is why the flat rear additions on so many Toronto houses shouldn’t be shingled. See our flat roofing page.
  • Eave protection. An ice and water membrane has to run at least 900 mm up from the roof edge and at least 300 mm past the inside of the exterior wall. The code exempts places with 3,500 heating degree-days or fewer, but Ontario’s climate data rates Toronto at 3,520, Markham at 4,000 and Vaughan at 4,100, so it applies across the GTA.
  • Ventilation. At least 1/300 of the insulated ceiling area, with at least a quarter of the vents high on the roof and a quarter low.

How to pick the right shingle for your house

Start with how long you’ll own the house. Selling within ten years points to good architectural shingles. Staying 20 years or more makes steel or a premium shingle worth pricing. Then look at the house itself. A steep Victorian roof that people see from the street is a good place for a designer or synthetic slate, and a shaded lot is a reason to pay for longer algae coverage.

Then ask every roofer the same things: which product and colour, which accessories, how the attic will be vented, whether the old roof comes off to the deck, and which warranty you get and who registers it.

Shingle questions we get asked

Is architectural worth the extra over 3-tab?

For almost every house, yes. It costs roughly $1 to $2 more per square foot, and you get a thicker shingle, a much higher wind rating and a longer warranty. IKO’s 3-tab Marathon Plus AR carries a 25-year warranty and a 112 km/h rating. Their architectural Cambridge has a limited lifetime warranty and a 177 km/h rating.

Can you put new shingles over the old ones?

The code allows a second layer in some cases, but most manufacturers advise against shingling over laminated shingles, and nobody can check the deck underneath. We strip every replacement to the deck.

Do dark shingles wear out faster?

GAF Canada says there’s no data showing they do. Attic ventilation has a much bigger effect. Darker colours hide streaks better, and lighter ones reflect more heat.

What does a shingle warranty actually cover?

Manufacturing defects in the shingle. You get full coverage only during the up-front period, 10 to 15 years on most architectural lines, and after that it’s prorated. Hail is usually excluded, and the manufacturer’s standard warranty doesn’t cover installation mistakes. That’s what the roofer’s workmanship warranty is for. Ours is 10 years, on top of the manufacturer’s material warranty.

Can shingles go on a flat roof?

No. Even with the low-slope method, the code’s minimum for asphalt shingles is a 1 in 6 pitch. Flat roofs need a membrane such as 2-ply modified bitumen, EPDM or TPO.
