Bungalows, backsplits and new builds
A lot of North York was built in the 1950s and 60s: brick bungalows, backsplits and side-splits with simple gable or hip roofs. Those roofs are easy to reshingle, but many have been layered over once already, so we strip to the deck and check the boards before anything new goes on.
Willowdale and York Mills are full of newer custom homes that mix steep shingled sections with low-slope and flat areas over garages and rear additions. The joins between the two are where we find most leaks, and they need the right membrane, not more shingles.

North York roofing questions
For a like-for-like reshingle, usually not. If the job changes the structure, like adding a dormer or rebuilding the roof deck framing, the City of Toronto may require one. We’ll tell you before we start if yours does.
Yes. Rear additions and garages with flat or low-slope roofs are common in North York. We repair them or replace them with a modified bitumen system, and we pay attention to the joint where the flat roof meets the main roof.
We don’t recommend it. A third layer adds weight, hides rotten boards and shortens the life of the new shingles. We strip to the deck, replace damaged boards and start fresh.
We can, and on older bungalows it’s often worth it. Doing the eavestrough, soffit and fascia with the roof means the roof edge is finished properly in one visit.
