Why old skylights leak
A lot of skylights in the GTA were added in the 1980s and 90s. By now the seals between the glass panes have often failed, and the flashing around the frame has been caulked over more than once. Caulk buys a season or two; it doesn’t fix the flashing.
When we replace a skylight, we take the old unit out, check the curb and framing, install the new unit with a proper flashing kit and underlayment, and tie it back into the shingles. It’s easiest to do during a roof replacement, but we do it on its own too.
