Flat Roof Repair & Replacement
Shingles only work when water runs off fast. On a flat or low-slope roof the water sits, so it needs a membrane that’s sealed at every seam and edge. We use modified bitumen systems for most flat roofs, with proper drainage, flashing up the walls and edge metal.
The weak spots on most flat roofs are where they meet something else: a parapet, a wall, a skylight, or the main pitched roof. That’s where we focus.

Questions
A well-installed modified bitumen roof commonly lasts 15 to 20 years or more, depending on drainage and maintenance.
Often. Blisters, split seams and failed flashing can be repaired if the rest of the membrane is sound.
Usually because the roof has settled or wasn’t sloped to the drain properly. We can add tapered insulation or rework the drains when we replace it.
Yes, including industrial and commercial buildings across Vaughan, Richmond Hill and Toronto.
Flat roofs in the GTA usually cost $5 to $17 per square foot in 2026, depending on the system and how easy the roof is to reach. A garage or rear-addition flat roof is often a few thousand dollars.
For homes and smaller commercial buildings, 2-ply modified bitumen is a proven choice in Ontario. The two reinforced layers give you a backup if the top one gets damaged, and it handles freeze-thaw cycles well.
