Local roofing in Toronto
Much of old Toronto is semis and row houses built in the late 1800s and early 1900s, in neighbourhoods like Leslieville, Riverdale, Cabbagetown and the Annex. The front of the house usually has a steep shingled roof, and the back has a flat or low-slope roof over the kitchen or a later addition. Those flat sections, and the joins between the two, are where most leaks start.
On a semi or row house, your roof meets your neighbour’s. The flashing along that line needs care so water can’t get in on either side. Lots are tight, so getting materials up and old shingles out takes planning, and a bin on the street, boulevard or a public lane needs a Street Occupation Permit from the City.

What we do
Residential and commercial work, quoted in writing.

Leaks, lifted or missing shingles, failed flashing at chimneys and vents, storm and ice-dam damage. We find where the water is getting in before we price the fix.

Tear-off to the deck, ice and water shield at the eaves and valleys, new underlayment, vents and shingles, and a cleaned-up yard. Comparing materials? Start with our guide to roof shingle types.

Modified bitumen roofs and flat-roof repairs for rear additions, garages, semis and commercial buildings.

Seamless aluminum eavestrough and downspouts, repairs, cleaning and leaf guards.

Skylight replacement and leak repair, with new flashing so the unit sits tight to the roof.

Aluminum soffit and fascia that keeps the attic venting and protects the roof edge from rot.

Questions
Not for a straight re-roof. The City of Toronto doesn’t require a building permit to replace roofing material when no structural work is needed. Structural changes and additions do need one, and so does a new skylight if more than one rafter has to be cut. A bin on the street, boulevard or a public lane needs a separate Street Occupation Permit from the City, which comes with a daily fee.
Yes. What matters most is the flashing where your roof meets your neighbour’s, so water can’t get in along that line. New shingles won’t match the colour of older ones exactly, so some neighbours agree to do both halves at the same time. When a flat roof runs across both houses, doing it in one go is usually the cleanest job.
Rear additions on older Toronto homes usually have a flat or low-slope roof, and those tend to fail at the seams, around the drain, or where the addition meets the main wall. If the area was shingled, that’s often the problem: shingles need pitch to shed water, and on a roof that flat the water sits and finds a way in. The fix is usually a proper membrane and new flashing where it meets the house.
A typical Toronto house takes one to two days for a tear-off and new shingles. Steep roofs with lots of valleys and dormers, rotten boards under the old shingles, or a stretch of rain can add a day. A flat roof over a rear addition or garage is often done in a day.
Most asphalt shingle replacements on Toronto and GTA homes land between $9,000 and $26,000 in 2026. Size, pitch, how many layers come off and any rotten decking move the price the most. Architectural shingles typically run $5.50 to $9 per square foot installed, and flat roofs about $5 to $17. Our 2026 roof replacement cost guide breaks it down by house size.
Late spring to early fall. Shingles need warm weather to seal. In the cold they get stiff and can take weeks to bond, so winter re-roofs need extra hand-sealing. Leaks and repairs get handled all year.
It can. In the Cabbagetown heritage districts, repairs using the original roofing material don’t need a heritage permit, but switching to a different material does. If your house is in a heritage district, check with the City’s Heritage Planning team before you change what the roof is made of.
